Hit Your Email Target

 

To dramatically increase click through rates and sales on your email campaigns, spend some time segmenting your customer and prospect data base. There are three general ways to initially segment your groups: how recently they’ve clicked through, how often and how much they have the potential to spend.

 

A good first segment to develop is ‘preferred customers’. Send out an email offering a preview or a special early bird discount and check your click through rates to see how the message worked. Everyone can be a preferred customer to begin with, and then as you see the results separate out those who respond to that strategy.

 

Successfully segmenting is also cultivated by developing separate messages based on previous products or services purchased. Is you reader an income property owner or a first time buyer? Target a message to specifically reach each with easy to use software like FrogPond Publisher and watch your results grow.

Family members are so close that they know how to press each other's "hot buttons", and they do so in the office, just as they would at home. To keep tempers from flaring, be clear of everyone's roles. Make sure everyone knows who the boss is, and respect everyone in a professional manner.

____ Oct 1 Make sure you have a rake. The leaves will begin falling off the trees now, if they haven't already. If you require leaf bags, get them today.

____ Oct 2 Store away your summer clothing, and bring out your fall and winter clothes. If you pull out something you don't like, immediately put it in your Donations Box.

____ Oct 3 If you have a wood burning fireplace, it's a good time to begin collecting firewood now.

____ Oct 4 According to Arm and Hammer, remove coffee and tea stains and eliminate bitter off-tastes by washing mugs and coffee makers in a solution of 1/4 cup Arm and Hammer Baking Soda in 1 quart of warm water. For stubborn stains, try soaking overnight in the baking soda solution and detergent or scrubbing with baking soda with a clean damp sponge.

____ Oct 5 Pick up the ingredients to make a homemade loaf of pumpkin bread. Then, schedule time to make it. The aroma is perfect for the season.

____ Oct 6 Donate at least one kitchen appliance you never use.

____ Oct 7 Go through your medicine cabinet and toss any medication that is expired, or that you no longer use.

____ Oct 8 Empty your email inbox tonight by responding to any email that requires it, or deleting email you don't need. If you can't possibly do that in one night, work on this project for 10 minutes a night until it's completely empty.

____ Oct 9 Remove books from a bookshelf and clean the shelf. Then, return each book to the clean shelf when you're done.

____ Oct 10 Make your house festive for Halloween with pumpkins, mums and, perhaps, a scarecrow decoration.

____ Oct 11 Clean your windows, with window cleaner and a squeegee, or hire a window cleaner to do this for you.

____ Oct 12 Try to avoid the busy malls this season, and opt for buying holiday gifts online instead. Start now, if you haven't already, and aim for finishing before Thanksgiving.

____ Oct 13 Clean out any narrow-neck vases with 1 part water, 1 part vinegar and 1 part baking soda. If your vases have larger openings and are durable, put them in the dishwasher when you're ready to run your next cycle.

____ Oct 14 Clean and store your outdoor flowerpots. The harsh weather could cause them to crack if left outside.

____ Oct 15 Get your yard cleaned up. Remove any debris around the house.

____ Oct 16 Take your window screens out and replace them with storm windows. Cover your central air conditioning unit for the season.

____ Oct 17 If you live in a cold weather state, store any garden hoses for the season.

____ Oct 18 Re-organize the kitchen utensils drawers. If you don't have a utensil holder, be sure it's on your shopping list.

____ Oct 19 It's an excellent time to update your PDA and address books. When you're ready to send out your holiday cards, you'll be all set.

____ Oct 20 Weed out one drawer of your filing cabinet of papers you no longer need, shredding any documents that contain personal information.

____ Oct 21 Organize your CD collection, alphabetically within genre.

____ Oct 22 Clean and organize your coat closet. Donate any coats you (or other family members) no longer wear.

____ Oct 23 Add sturdy plastic boxes (with lids) to your coat closet--one for each family member. Label with the person's name. Add any scarves, hats, gloves, earmuffs and other outerwear to the appropriate person's box.

____ Oct 24 Clean out your oven.

____ Oct 25 Take the time to sit down with your children and, together, choose a set number of toys that can be given away to less fortunate children. New toys will be arriving from Santa soon, so it's a good time to weed out the old.

____ Oct 26 Vacuum the insides of an armoire, computer center, buffet, etc. that are extra dusty.

____ Oct 27 Level any framed artwork or framed photos hanging on the walls that are crooked.

____ Oct 28 Empty all of the trash containers in your home, garage, car, etc. into one big bag. Put that bag out on garbage day.

____ Oct 29 Daylight savings time (U.S.) ends at 2:00AM. Turn your clocks back one hour.

____ Oct 30 Start planning for Thanksgiving. Where will it be held? Do you need to make travel plans? Does anything have to be ordered ahead of time? Don't wait until the last minute, or you may find yourself stressed and overwhelmed.

____ Oct 31 Today is a chore-free day. Enjoy Halloween!

Balance Made Easy

 

So much of the time busy people bent on success in combining their professional and personal worlds forget about the one key element that makes their world really work: themselves.

 

In all of the never ending to-do lists and appointment calendars, often the factor that does not get scheduled is time to take care of you. And… if you don’t take care of yourself, the whole empire can come crashing down.

 

Here are three terrific tips to get time for yourself without having to add another appointment to your PDA or another to-do to check off:

 

Take breaks at the office. Every one-two hours is optimum. A break is like white space in a painting. You need it to stay fresh and to give perspective to the big picture.  Even if it is only for 10 minutes, go outside and breathe in some fresh air. Walk for a minute one direction and walk back. Sometimes you can even get brilliant breakthrough ideas during this ‘white space’ time.   

 

Nourish yourself. Be sure to have the food and beverage items you need on hand to nourish yourself during the day. Always have a meal substitute in your desk drawer and car in case your schedule suddenly gets tight. If you take the time to fuel your body, you will be able to better fuel your project.

 

Remember to breathe. Even in the most harried situation, there is always time to take five deep breaths. Often a trip to the restroom to rest and come back to your center of power can make a huge difference in your success or failure in any endeavor.

Spread the Word through Viral Marketing

 

Viral marketing is the technology term for what used to be called ‘word of mouth’. The difference is this marketing technique is done via email, not in person.

 

Here are five fabulous tips to get those emails forwarding:

 

Select the right advocates. They are usually your best customers or those who have had a problem with your product that you have exceeded their expectations in solving. Help them write a testimonial and with your copywriter turn it into a viral piece. Select advocates with large networks and send it to their contacts as well.

 

Get the right subject line. Your subject line determines whether or not the email will be opened. Make sure it doesn’t read like spam.

 

Make it a good story. Successful viral marketing pieces tend to tug on the emotions. The story needs to have strong human interest components and be light on hard facts.

 

Keep it simple. Go light on fancy graphics. This email is about the story and the advocate not about your latest flash technology. It is the personal angle that’s the message, not the bells and whistles.

 

Ask for help spreading the word. Make it sincere, not a usual threat of dire circumstances or plea to forward it. This is the critical sentence that determines if your message will keep spreading or not.

 Workplace Motivation Tip Print

 

 Value Added Motivation

 

Sales and marketing language use the term ‘value added’ as a benefit. Now you can apply that same idea into workplace motivation.

 

Invest some time to identify and examine the values by which people want to live in your company through the motivation filter. What values do you see as primary?

 

Here are a few values to start with:

 

  • Accountability
  • Discipline
  • Empowerment
  • Equality
  • Integrity
  • Perseverance

When you incorporate the primary value directive motivation of your team or staff, you can integrate it into the culture of the organization. Professional values may become a selection criteria in hiring, performance rewards and communication styles.

 

For example, if the primary value at your office is accountability, team members are willing to be the bottom line for the project for which they are responsible. They will foster a project through to the end and stick through the hard parts because they are dedicated to seeing it through to successful completion no matter what. They may go about getting the end result done in a non-traditional manner, however if that bottom line value is accountability and everyone follows through on it, no exceptions, that afternoon pizza party team-building event is an important component in the accomplishment of the project.

 

The downside occurs when an organization’s leader does not walk their talk. They claim certain values and then behave in a contradictory manner. In the accountability example, that would be when an error needs to be corrected in a project that is the leader’s responsibility and he blames someone else for it. That causes a breakdown in the trust across the board that is exceedingly difficult to ever fully regain.

 

When the value added motivation model is in place and working smoothly, cooperation is at a peak and there is momentum building constantly toward successful achievement of the firm’s goals which ultimately increases the primary motivator- profits.

Inverted Yield Curve Could Spell Trouble For ‘Soft Landing’

COLLEGE STATION (Real Estate Center) – Remember that “soft landing” economists were predicting for the national housing market? Now, they have turned on the “fasten seat belt” light.

The Texas housing market, however, continues to fly high. The state’s population has soared by two million so far this decade. Home inventory remains low, and prices continue to appreciate.

Some speculative money has made its way to Texas, much less than in Florida, Nevada and California, says Real Estate Center Chief Economist Mark Dotzour.

Despite the smooth flight Texans currently enjoy, Dotzour sees two blips on the radar screen that might spell trouble ahead. 

“At this time, the most significant risk to the Texas housing markets is the possibility of large-volume builders attempting to make up for lost volume in East and West Coast markets by increasing volume in Texas cities,” said Dotzour. But he added, “I’m confident that will not happen.”

The second is one the entire U.S. housing market faces — a recession in 2007.

Dotzour is concerned because the United States has had a flat or inverted yield curve for nine months. This artificial situation occurs when short-term interest rates are higher than long-term rates.

“It almost always causes a recession within 12 to 18 months,” said Dotzour.

The Center’s chief economist says the declining ten-year treasury rate and home mortgages indicate that bond investors are convinced the 5.25 percent Fed funds rate is high enough to slow things down considerably.

“I don’t expect any movement on interest rates between now and the end of the year,” he said. “The Fed doesn’t like to take action before elections. But I think it’s highly likely that every day the yield curve stays inverted as it is now, is another day closer to a national recession.”

Enron Tower Gets New Lease On Life

HOUSTON (Houston Business Journal) – After standing empty for three years, the Enron tower at 1400 Smith in Houston is now occupied by Chevron U.S.A. Inc. According to sources, Chevron is leasing the building from New York-based Brookfield Properties Corp., which bought the 50-story building from Towanda Development last month.

The tower connects to a 40-story building Chevron bought in 2004, a building that was being constructed by Enron when the corporation filed for bankruptcy in 2001. In addition, last February Chevron leased 465,000 square feet in Continental Center I at 1600 Smith, also about to be controlled by Brookfield. This brings Chevron’s total office space in downtown Houston to three million square feet.

San Diego Home Values Jump Most

WASHINGTON, D.C. (U.S. Census Bureau) – From 2000 to 2005, San Diego’s real median home value jumped from $249,000 to $567,000. It was the largest increase among big U.S. cities. Nationwide, medians soared 32 percent, according to the 2005 American Community Survey data released today by the U.S. Census Bureau.

While San Diego’s median home value was skyrocketing more than 127 percent, Los Angeles was up more than 110 percent and New York more than 79 percent. Boynton Beach, Fla., with a 120.3 percent increase in real median home value, led smaller cities with 65,000 or more population.

In Texas, Missouri City led the “smaller cities” category with 88.6 percent owner-occupied housing. Bryan posted a decrease of some 10 percent in real median homeownership costs. Dallas was second among U.S. big cities with rent decreases. Big D rents were down three percent from 2000 to 2005.

HOUSTON (Stewart Title) – Stewart Title will donate $5 toward Hurricane Katrina relief efforts for every person who completes a pledge form at the 2006 Realtors Conference and Expo in New Orleans next month. The money will go to Operation Home Delivery, a Habitat for Humanity hurricane relief program.

Funds will be used to build homes that were severely damaged or destroyed by Hurricane Katrina. Pledge forms will be available at Stewart Title’s booth, number 1611.

Habitat for Humanity has nearly 400 houses complete or under construction along the Gulf Coast through Operation Home Delivery, and it hopes to have 1,000 new houses completed in hurricane-affected communities by mid-2007.

If I Had My Life to Live Over

(Written after she found out she was dying from cancer).
 
I would have gone to bed when I was sick instead of pretending the earth would go into a holding pattern if I weren't there for the day. 

would have burned the pink candle sculpted like a rose before it melted in storage.

I would have talked less and listened more.
I would have invited friends over to dinner even if the carpet was stained, or the sofa faded.

I would have eaten the popcorn in the 'good' living room and worried much less about the dirt when someone wanted to light a fire in the fireplace.

I would have taken the time to listen to my grandfather ramble about his youth.

I would have shared more of the responsibility carried by my husband.

I would never have insisted the car windows be rolled up on a summer day because my hair had just been teased and sprayed.

I would have sat on the lawn with my grass stains.

I would have cried and laughed less while watching television and more while watching life.

I would never have bought anything just because it was practical, wouldn't show soil, or was guaranteed to last a lifetime.

I stead of wishing away nine months of pregnancy, I'd have cherished every moment and realized that the wonderment growing inside me was the only chance in life to assist God in a miracle.

When my kids kissed me impetuously, I would never have said, "Later.  Now go get washed up for dinner."  There would have been more "I love you's"; more "I'm sorry's."

But mostly, given another shot at life, I would seize every minute...look at it and really see it... live it and never give it back.  STOP SWEATING THE SMALL STUFF!!!

Don't worry about who doesn't like you, who has more, or who's doing what. Instead, let's cherish the relationships we have with those who do love us.

Let's think about what God HAS blessed us with, and what we are doing each day to promote ourselves mentally, physically, emotionally. I hope you have a blessed day.

Ghosts, witches, goblins and black cats . . . yes, it's Halloween once again. Here are 10 tips to ensure this holiday is a fun one for you and your family.
  1. MAKE A LIST.
    Make a checklist of everything you'd like to do for Halloween--such as making/getting costumes, having a party, attending a festival, carving a pumpkin, getting some scary books or videos at the library and taking the kids trick-or-treating, safety precautions, and baking pumpkin pies.
  2. DECORATE FOR THE SEASON.
    It's time to pull out your tried-and-true Halloween decorations from year's past. If they're not in one organized place this year, be sure you put them all in one organized place for next year when you're done with them.
  3. FIND THE FESTIVITIES.
    Using the Web and your local newspapers, find out what Halloween festivities are happening in your area. Schedule some outings for your family and enjoy the season. Apple picking, pumpkin picking and hay rides are popular this time of the year.
  4. SEARCH YOUR TV LISTINGS.
    Search through your TV listings and make a schedule of all Halloween programs and cartoons you wish to watch. If the family can't be together when a particular program is airing, video tape it and watch it together later on.
  5. BUY TREATS AHEAD OF TIME.
    Pick up Halloween treats at the supermarket now, so you're ready for trick-or-treaters.
  6. ORGANIZE TREATS INTO TREAT BAGS.
    Spend time before Halloween, placing an assortment of treats into each treat bag (or plastic baggie.) Every trick-or-treater will then get an equal amount of treats.
  7. ORGANIZE A HALLOWEEN PARTY.
    If you plan to have a Halloween party at your house, plan for the party ahead of time. Make a list of everything you plan to do, and everyone you wish to invite. Be sure to get the invitations out early. Begin preparing meals and baking before October 31st.
  8. GET READY FOR PARTIES YOU'RE ATTENDING.
    If you already have plans to go to a Halloween party elsewhere, determine what you'll need to bring to the party. Will you need to bring food? Find out what dish you'll be bringing, and determine if it can be prepared ahead of time. Need a costume? Begin making one now, or be sure to hit the costume shops early, while you still have time.
  9. SEND OUT HALLOWEEN GREETINGS.
    Halloween is a great time of year to keep in touch with family and friends. Send Halloween greetings in the mail, or save money and send e-mail greetings.
  10. ENJOY THE SEASON.
    Go outdoors and enjoy the fall foliage. Take a walk in the brisk air. Enjoy your neighbors' Halloween decorations around town. Take some photos for your memory book. After all, this holiday doesn't linger after October 31st--you'll be heading right into the holiday season!
